Dull is usually film, not wear
A hard floor that has lost its life has often not worn at all — it is carrying a thin residue. It builds from cleaning products left behind visit after visit, from cooking that travels further than people expect, and from the traffic that grinds all of it into an even haze. It is not visible up close and it is obvious across a room in low sun. Removing it is what makes a floor look renewed, and it is a different job from washing it.
Grout, edges and thresholds
Tile is usually fine and the grout is the problem, because grout is porous and sits lower than the tile either side of it. It darkens gradually and uniformly, which is exactly why it goes unnoticed. The same is true of the edges of any floor, where a mop turns before it reaches the skirting, and of thresholds between rooms, where two surfaces meet and grit collects in the join.
The surface sets the limit
Wood, tile, vinyl and laminate each have things that should not be done to them, and an older wood floor with a worn finish has fewer options than a sealed modern one. We look at what is actually down and work within it. Where a floor needs refinishing rather than cleaning, we will say so — that is a different trade and cleaning will not substitute for it.

You might be wondering
Can you make an old hardwood floor look new?
We can take off what is sitting on it, and that is often a bigger change than people expect. What cleaning cannot do is replace a finish that has worn through. If that is what your floor needs, we will tell you, because sanding and refinishing is a different job by a different trade.
Will the grout go back to white?
Usually much lighter, sometimes not all the way. Grout stains from below as well as above, and old grout that has absorbed colour over years keeps some of it. We will tell you what we think you will get before we start.
Do you move furniture?
What can be moved safely, yes — the dullest part of most floors is the part that has been under something. Heavy, fragile or fixed items we work around and tell you what we could not get to.
