Tile lands late. The painter comes back. The walkthrough slides a week and then slides back. Tell us early and tell us again when it changes — we would rather hold a slot and move it than send a team to a site that is not ready for them. The one thing worth protecting is the sequence: book us for after the last trade is out, because anything cleaned before that gets dirty again and you end up paying for the same surface twice.
A single pass will not hold until the walkthrough
Construction dust does not all fall at once. A site cleaned in one pass looks right when your crew locks up and has greyed over by the next morning — which is usually the exact morning your client arrives with a notepad. We work top down and go back over the horizontal surfaces once the air has dropped what it was carrying, so the finish you are handing over is the finish they actually see.
Punch-list items put the dust back
Caulking redone, a door re-hung, a paint touch-up, a fixture swapped — every item that comes back off the list puts marks and dust onto a surface that was already finished. Tell us what came back and where, and we will deal with those areas rather than start the whole property again. It is a shorter conversation than explaining to a client why the second walkthrough looks like the first.

You might be wondering
When in the programme should we schedule you?
After the last dust-producing trade is off site and before your walkthrough. That gap is the whole window. Send us the date as soon as you have one and tell us when it shifts. If a floor finish or a final coat is still outstanding, we would rather agree the sequence with you than clean the same room twice.
Do you clear the site of construction waste?
No. Off-cuts, packaging, protection and bulk waste need to be gone before we arrive. We clean; we do not haul. Be honest with us about what is still on site when you book so nobody is surprised on the morning.
Are you insured, and who is actually on the site?
We are fully insured, and the people who turn up are our own trained team — we do not subcontract the work to anybody. On a live site that matters: you know who holds the key, who is in the building and who is answerable for it. Family-owned out of Clinton, and nearly 30 years of doing it.
Can you do a phased handover, floor by floor or unit by unit?
Yes. Tell us the release order and we will work to it rather than treating the building as one job. Say so at the booking stage, because it changes how we plan the passes and when we come back.
