Getting a House Through a Massachusetts Winter

Salt, sand and meltwater arrive at your door from November through mud season. Here is how to stop them in the first few feet, get them off floors without grinding them in, and keep the rest of a closed-up house from suffering while you do it.

What winter is actually tracking into your house

From the first storm to the last of mud season, a Central Massachusetts house takes in four things it did not ask for: road salt, sand and grit, meltwater, and whatever the heating system is stirring up indoors. They do different kinds of damage, and knowing which is which decides how you clean.

Salt is the chemical problem. The chlorides used on roads and walkways draw moisture out of the air, so a floor that looks dry can still be holding a damp, gritty film. Wipe it once and the white haze often returns the next day, because what you removed was the water and not the salt. Left in place it dulls a polyurethane finish, works into the seams between boards, and shows up on tile as a chalky bloom along the grout lines.

Sand and grit are the mechanical problem. Towns spread it for traction on hills and back roads, and it arrives on boot soles, in the treads of a dog's paws, and on the wheels of anything rolled through the door. Underfoot it behaves like sandpaper. Most of the wear on a hallway floor by March is not staining, it is thousands of small abrasions from grit that nobody picked up before someone walked on it.

Meltwater is the one that gets underneath things: into the seam where a boot tray meets the floor, along the threshold, down the joint between tile and sill. And indoors, dry heated air keeps fine dust circulating in a house whose windows have not opened in weeks. A New England winter is these four working on the same few rooms at once.

Stop it at the door, because you will not catch it later

Everything that follows is easier if less gets in. The best return on effort all winter is a proper entry sequence rather than one mat and good intentions.

Commercial buildings work to a rule of thumb worth stealing: give a person enough matting to take several full steps before they reach the real floor. Outside the door, a stiff scraper or bristle mat knocks off the chunks. Immediately inside, an absorbent mat takes the water. Then a runner long enough that a wet boot lands on it two or three more times before it meets hardwood. Three mats in a row beat one large one, because each is doing a different job.

A boot tray needs a raised lip and needs emptying. Under a wet boot, a tray without a lip is a shallow puddle that eventually finds the floor. Melted snow carries the salt with it, so what dries in the bottom of the tray is a salt crust. Rinse it in a utility sink rather than letting it build all season.

Keep two sets of mats. A soaked mat does nothing except hold water against the floor, and a salt-loaded mat becomes a device for redistributing salt. While one set dries or goes through the wash, the other is working.

Two places get missed almost every year. The strip between the storm door and the main door collects grit, leaf litter and salt and holds it against the threshold and the bottom of the door, so sweep it out whenever you think of it. And the door from an attached garage is often the dirtiest entry in the house, because salt drips off the car all winter and turns the garage floor into a slurry that gets walked straight up the step.

  • A scraper or bristle mat outside the door, kept clear of ice so it does not freeze to the step
  • An absorbent mat inside, plus a runner long enough for two or three more steps
  • A boot tray with a raised lip, emptied and rinsed rather than topped up
  • Somewhere to sit, because boots come off properly when there is a bench and get walked in when there is not
  • A second set of mats, so wet ones can dry and be washed
  • A covered bin and a rag kept by the door for the grit that misses everything else

Getting salt and grit off floors without grinding them in

The first move is always dry. Vacuum or sweep before any water touches the floor. Wet-mopping over grit drags it across the finish and pushes it into the seams, which does more harm than the salt would have done on its own. On hardwood, run the vacuum with the beater bar off or on a hard-floor setting, since a spinning brush flicks grit sideways into the trim.

Then use warm water and change it often. Salt dissolves readily, but a bucket already saturated with salty water only spreads a thinner version of the same film into the next room. Two buckets, or emptying and refilling more often than feels necessary, is what actually removes it rather than relocating it. On sealed hardwood or vinyl, a little white vinegar in warm water cuts the haze. Wring the mop until it is barely damp, because standing water is the other thing a wood floor does not forgive.

Keep vinegar away from natural stone. Marble, limestone, travertine and some slates are calcium-based, and acid etches them dull in a way that no amount of later cleaning reverses. On stone entries use a pH-neutral cleaner and plain warm water, and rinse.

On tile, salt shows as a white bloom along the grout that comes back after the floor dries. That is residue still down in the pores working its way to the surface. It usually takes two or three rounds spaced a few days apart rather than one hard scrub.

Runners and stair carpet hold far more salt than they look like they do, and every step grinds it further into the pile. Vacuum slowly and in more than one direction. After a full winter of traffic, hot-water extraction is what actually pulls salt back out of a carpet, rather than moving it around inside it.

Radiators, baseboards and the dust that bakes on

The first cold morning of the season has a smell. That is dust on hot metal, and it means whatever heat you use was not cleaned before it was switched on. It is worth doing in October, and worth doing again in a January thaw when the house can stand an hour with the heat off.

Wait until the unit is cold. On cast-iron radiators the dust settles down between the columns where a cloth cannot reach. A long-handled radiator brush, a vacuum crevice tool and a damp cloth wrapped over a yardstick will get most of it. For the back, hang a damp sheet or old towel behind the radiator and blow air through from the front with a fan, so the dust lands on the cloth instead of on the wall.

Baseboard convectors are more delicate than they look. The front cover usually lifts or unclips, and behind it are thin aluminium fins that bend if you push a nozzle into them. Vacuum lightly along the fins rather than across them. Bent fins choke the airflow the unit depends on, so a heavy hand here costs you heat as well as cleanliness.

Then look at the wall above. Shadowing above a radiator or a baseboard unit is fine soot and dust carried up by the convection current, and it builds through a season of candles, cooking and wood smoke. It wipes off far more easily in February than it does after two winters.

Forced-air heat is a different job. Change the filter on a schedule through the season rather than once in the fall, wash the supply and return grilles, and vacuum as far into the register boot as the hose reaches. A wood stove adds one more: let ash cool completely, move it dry with a shovel or an ash vacuum into a covered metal container, and clean the hearth only after the loose ash is gone. Anything damp on top of loose ash makes a grey slurry that stains brick, stone and grout.

Storm windows, sills and winter condensation

Storm windows are the most misunderstood surface in a New England house. The bottom track has small slots in it, called weep holes, and they exist to let water out. When they are blocked with paint, dead insects, leaves or the grit that blows up onto a sill, the track fills, water stands against the sill and the bottom of the sash, and in a cold snap it freezes there. Clearing them takes a minute with a bent wire and a crevice tool, and it is the highest-value minute you will spend on a window all winter.

Condensation between the storm and the prime window is telling you something specific: warm indoor air is leaking past the inner window into that space and meeting cold glass. The instinct is to seal the storm tighter. The better move is the opposite. Tighten the inside window with weatherstripping or a temporary seal, and leave the storm's weep holes open so the space can dry.

Inside, condensation on single-glazed glass runs down and stands on the sill, where it lifts paint, blackens the joint between sash and stool, and in time rots the wood. Wiping sills becomes a habit through the cold months rather than a chore you schedule. If the water is constant, indoor humidity is high for the outdoor temperature, and running a humidifier hard through a very cold week tends to make it worse rather than better.

Tracks and sills also collect road grit blown up against the house. Vacuum before wiping, for the same reason as the floors.

What quietly gets worse while the house is shut

Winter is the season a house lives with itself. Windows stay closed for months, every room gets used harder, and the dust has nowhere to go. The parts that suffer are usually the parts nobody looks at.

Under and behind the couches and the beds is the honest test. In a closed-up house that is where fibre, dander and fine ash collect, and it is exactly the floor a quick pass never reaches. It is why that space is on our own list rather than left for spring. The same goes for the tops of door frames and the trim above a radiator, where warm air deposits a film all season.

The kitchen takes a beating between Thanksgiving and the New Year, and the inside of the refrigerator and the oven carry most of it. A fridge that has been through a holiday has drips dried onto the shelf below and crumbs in the drawer runners. An oven that has done two roasts has smoke residue that keeps announcing itself every time the broiler comes on.

Then the low-traffic edges: the basement stairs, the back hall, the closet floor where wet coats hang, the corner of the mud room behind the boot tray. A winter's worth of salt and grit piles up in those places undisturbed, which is a good argument for a deep cleaning partway through the season rather than waiting until the damage is finished being done.

A rhythm that keeps up with the season

Most of this is ordinary house cleaning done in a particular order and a bit more often in a few specific places. The rest of the house can stay on its usual footing. The entry, the floors near it, and the heating gear are what need the shorter loop.

If a house is already on a schedule, winter is the season to hold it rather than let it slip, and recurring cleaning through the cold months is mostly a matter of the same rooms being reached before salt has had three weeks to sit in them. If it is not on a schedule, one seasonal cleaning in January or February does more good than the same work in May, because it interrupts the wear while the wear is still happening.

The same logic scales up. In an office lobby, a school entrance or a shared corridor, the matting run is the whole strategy, and getting it wrong shows up as a stone or terrazzo floor that spends the rest of the year looking tired. Commercial building entrances need their mats serviced far more often than they need their floors refinished, and an entrance kept up through the winter leaves much less abrasion to undo in the spring.

  • After every storm: sweep or vacuum the entry and the first ten feet of floor, empty and rinse the boot tray, knock out the mats
  • Weekly: wash the entry mats, damp-mop the entry floor with fresh warm water changed often, wipe the sills
  • Monthly: vacuum radiator columns or baseboard fins, check the storm-window weep holes, look at the wall above the heat
  • In any thaw: rinse the garage floor and the outside steps while it is above freezing, and get the salt off the thresholds
  • Once midwinter: the parts a weekly pass never reaches, including under and behind furniture, inside the fridge and oven, light fixtures, and the tops of frames and trim
